Technical Inspections
At Innorise, we carry out comprehensive technical inspections of houses, apartments, retail units, and commercial and service buildings. All inspections are conducted by certified Civil Engineers and supported by the latest technology available on the market.
Our inspections are designed to identify potential issues and assess the current condition of the property. We use standardized procedures with detailed checklists to perform a thorough analysis of all key components of the real estate asset, including construction materials, finishes, structure, carpentry, windows and frames, flooring, sanitary installations, electrical systems, and HVAC systems, among others.
We conduct a rigorous inspection aimed at identifying pathologies commonly found in this type of asset, with particular focus on the most severe or damaging issues, which often lead to significant medium-term financial costs for property owners. Our process is based on a detailed checklist with more than 200 items, carefully examined using diagnostic tools specifically developed for the construction sector to detect and classify specific types of defects, such as moisture infiltration, structural movement or cracking, and material degradation.
Our process combines the use of different technologies specifically developed for the industry, together with the latest technologies available on the market, such as Artificial Intelligence, high-resolution 4K photography, 360-degree 4K video recording, inspection cameras, infrared thermal cameras, and drones. This integrated approach provides a complete visual and analytical understanding of each property, ensuring the best possible results.
At the end of the process, a technical report is prepared and signed by a Civil Engineer, describing the overall condition of the property and identifying the necessary corrective actions. The result is a precise and reliable assessment that enables our clients to make well-informed investment decisions with full confidence.
